What is a site condo development?

Site condos are individual housing units within a larger development. Each housing unit is considered a separate lot and is owned individually by the various homeowners. Unlike in a traditional neighborhood, the Michigan Condominium Act mandates certain rules and guidelines for development, management, and governance. Owners of site condos are usually part of a Condo Association. This Condo Association manages common areas and shared amenities, and also sets rules and regulations for the community.

Will the Condo Association take care of my house?

Generally speaking, the maintenance of individual housing units is the responsibility of the homeowner, while the common areas of the community are the responsibility of the Condo Association. In Atwater Springs, there are several maintenance activities undertaken by the Condo Association.

What services are provided by the Atwater Springs Condo Association?

The Atwater Springs Condo Association is responsible for the maintenance of all common areas in the community, including common lake access, streets, signage, and walking trails. Additionally, the Atwater Springs Condo Association provides spring and fall lawn clean up, mowing, flower garden maintenance, and snow plowing of the streets, driveways, and sidewalks. The Atwater Springs Condo Association also provides for a weed treatment in Lake Lorraine two times each year. The services provided by the Atwater Springs Condo Association are funded through the collection of condo dues from each home owner.

How Much are the Current Condo Dues?

Condo Dues are paid quarterly. The current quarterly cost is $525.00. This cost is evaluated regularly.
